With HVAC maintenance, the contractor will inspect every component for any damage, clean any dirty parts, lubricate unlubricated moving components, tighten any loose components, calibrate the thermostat, etc. Generally, a dependable HVAC contractor will make sure everything works properly, so your unit stays efficient and lasts longer.

So is HVAC maintenance necessary? Absolutely!

Not necessarily. Sometimes, covering the unit may do more harm than good. When you cover the entire unit, moisture may be trapped and wreak havoc in your unit. If debris, twigs, or leaves are getting inside your unit’s casing, a short cover will do.

No, they are not. HVAC filters come in different types and efficiency levels. Here are the common types of air filters:

  • Fiberglass filters –It’s made of strands of fiberglass and the most affordable filter type. It filters dirt and debris.
  • Pleated air filters – It is made with polyester fabric, or cotton folded several times to create pleats. It lasts longer than fiberglass filters and also more expensive. It can filter mold spores and pet dander.
  • High-Efficiency Particulate Air (HEPA) Filter – It’s the most expensive filter type and gives the best protection against particulates. It can filter even the smallest particle in the air, such as bacteria.
  • Washable filters. Since you can wash this filter when it gets dirty and reuse it, it’s good for the environment. They aren’t very effective in capturing microscopic particles.

The efficiency of an air filter is determined by its MERV rating. The higher the rating, the more effective the filter in trapping microscopic particles.
